This agreement establishes a legal understanding between you (the student) and Oliasi Student House. Please check for updates periodically, as your continued use of our services indicates agreement with any modifications. For any questions or concerns, feel free to reach out. We are committed to providing you with a comfortable and enjoyable accommodation experience in Malta.


Payment:

Total Cost: By booking with Oliasi Student House, you agree to pay the total cost, including fees and taxes, according to Maltese regulations.
Welcome to Oliasi Student House Malta! We believe in making things easy for you. When you book with us, there's no need to stress about paying in advance or making a deposit. We value your comfort and peace of mind! Once your stay is confirmed, you can relax and enjoy your time here.


Check-In and Check-Out Procedures:

Inventory Report: Create an inventory report within 24 hours of moving in, detailing room condition, damage, missing items, and cleanliness. Work with the landlord on this report and notify them of any pre-existing damage to avoid fines.
Language: Use English for the report. Foreign nationals can initially submit it in their preferred language and then translate it through an official source.
Assistance: Consider hiring a bailiff or Huissier for assistance, with costs shared between landlord and tenant. Maintain clear communication with the landlord for a positive living environment during your stay.


Rental Contract Includes:

Identification of Parties: Include names, contacts, and IDs for the student and accommodation provider as per Maltese law.
Lease Duration and Type: Clearly state if the lease is fixed or open-ended, following Maltese regulations. Specify start and end dates for the duration of the student's stay.
Rent and Payment Terms: Clearly outline the rent amount, payment frequency, and any additional charges. Comply with Maltese rent control and specify accepted payment methods.
Rights and Responsibilities: Define responsibilities for maintenance, repairs, and other obligations for both parties in line with Maltese rental laws.
Termination Conditions: Clearly state the conditions for lease termination, including notice periods and specific circumstances, following Maltese legal requirements.
Legal Compliance: Address Maltese legal regulations for student accommodations, including safety standards and property inspections, to ensure compliance for both students and providers.


House Rules:
  • 1. Quiet Hours: Respect quiet hours from 10:00 p.m. to 7:00 a.m.
  • 2. Visitors: Notify house management for guests; no overnight guests without permission.
  • 3. Common Areas: Keep shared spaces clean; report issues to house management.
  • 4. No Smoking or Substance Use: Smoking indoors is not allowed; illegal substances are strictly prohibited.
  • 5. Kitchen Use: Clean up after use; label personal food items; be considerate.
  • 6. Respect for Others: Be mindful of privacy and noise levels; avoid disruptions.
  • 7. Security and Safety: Keep doors and windows locked; report security concerns promptly.
  • 8. Personal Space Maintenance: Keep personal spaces tidy; report room issues to house management.
  • 9. Compliance with Laws: Follow local laws and inform management of legal concerns.
  • 10. Environmental Responsibility: Conserve energy and water; use designated bins; and recycle.
  • 11. Communication with Management: Update contact information; communicate concerns promptly.
  • 12. Check-out Procedures: Follow the provided check-out steps; leave the accommodation clean and orderly.

Maintenance and Repairs:

Liability Coverage Requirement: Tenants must acquire liability insurance for both furnished and unfurnished apartments to safeguard against risks like fire, water damage, explosions, etc.
Landlord's Right: Failure to secure liability insurance empowers the landlord to obtain it on behalf of the tenant, with the right to charge or evict if the tenant refuses.
Furnished Apartments: Landlords are obligated to purchase landlord insurance for furnished apartments.

Duration of the Rental Agreement:

In Malta, tenancies may be for a fixed period or open-ended. The contract specifies start and end dates, ensuring clarity for the tenant's stay. Follow Maltese rules, and for tenants, a fixed term provides stability, while landlords get flexibility with open-ended leases. Renewal options exist within the law, and clear communication during the tenancy period is vital to a smooth landlord-tenant relationship.


Termination of Agreement:

In Malta, Oliasi accommodation requires a minimum of two weeks' notice from tenants. However, Maltese law sets notice periods of one to three months for tenants and up to six months for landlords.


Eviction Policy:

Oliasi Student Accommodation prioritizes clear communication and compliance. Violation of terms may lead to eviction, ensuring fairness and adherence to regulations in the process. Failure to pay rent or sublet results in an immediate eviction notice. In other cases, two warnings are given before the final expulsion letter, as per the Oliasi student housing policy.
